I am greatly relieved that, in contrast to the "high levels of dampness" found by the original buildings surveyor, you have found no significant evidence of water penetration in the basement.  This gives me the confidence to proceed with the purchase.  Furthermore, the information provided around costings for the maintenance of the drainage system is extremely helpful and will assist in my negotiations with the vendor as well as helping me budget for the future.

I do want to say thanks so much for resolving the issues in our new house. To be very honest the reason I employed you was because prior to completion three damp companies surveyed the property and each company all reported different causes of the problems reported by the building surveyor. The prices estimated by the damp companies ranged between £1200 & £2000 and the building society held back a retention of £1500.
I have carried out the work you recommended by employing a builder at a cost of £525 and having given the work time to prove itself I now know it is fully resolved.  You have saved me a lot of money which I would have spent needlessly and as this is my first house every penny counts in fact, the saving has been used to refurbish the bathroom by the same builder.

We’ve had a builder around and got a quote for the work you detailed. We were quoted £6,000 prior to purchase from a damp proofing company to carry out damp and timber remedial works which your survey identified were not necessary apart from the timber ground floors and some re-plastering. The builder has now completely overhauled the entire ground floor and laid a superb hardwood surface, the re-plastering will soon be done as to will the other works you recommended.
The builders quote is a mere £3,200 for all that work over and above just damp and timber remedial work meaning your advice has saved me an astonishing £2,800 and we’ve got a lot more for our money. We want to thank you for your prompt attention in the first instance, your professionalism, and on-going help when needed.

For our mortgage company we needed reports on damp, timber and cavity wall ties.

We found Academy through the Property Care Association and chose them because they are specialists in all of these areas.

On meeting Ray from Academy we were struck by his friendliness and openness, talking us through the survey procedures and findings and giving us tips.

We new because Academy are not contractors that they would not be looking for problems and that their report would be completely independent.

Some active woodworm was found and several weeks later I needed to obtain quotes for the required work Academy had recommended.
Contacting Ray again informally to ask him a couple of questions he offered to liase with a reputable firm he had worked with before so that they would be able to quote accurately without needing access to the property. At this time we had no formal legal access to the property meaning this was a massive time-saver.
As it turned out this company was a little more expensive than others I had approached. Ray spoke with them again and managed to get the cost down by over £200.00 including vat.

All of the above was outside of his remit and on his own time.
He helped us because he is a genuinely good guy, who knows his stuff inside out and is always willing to go the extra mile for his customers.
